Colliers Represents Landlord in Lease of Former Rite Aid in Salem, NH to The Goddard School

Colliers, a global leader in commercial real estate services, is pleased to announce the lease of the 11,077± SF former Rite Aid building at 142 Main Street in Salem, New Hampshire, to Wellco Learning, LLC, which will operate as The Goddard School. With final approvals now in place, the building is being converted from retail use into an early childhood education center.

The renovation turns the building into 10 classrooms and an indoor gym, plus two outdoor playgrounds. Once open, the school will serve up to 142 children and employ about 30 staff members.

“We’re excited to bring The Goddard School to Salem and create a nurturing environment that supports children’s growth and learning from their earliest years,” said Kerry Welton, owner of The Goddard School of Salem. “With spacious classrooms, indoor and outdoor play areas, and a team dedicated to fostering each child’s curiosity and confidence, our goal is to provide families with a high-quality early childhood education experience. We look forward to opening our doors in early 2027!”

The property sits just off Route 28, Salem’s main commercial corridor. The area has seen major roadway upgrades and new development in recent years, led by Tuscan Village, the 170-acre mixed-use project at the former Rockingham Park site.

Hugo Overdeput, CCIM, Vice President, and Kristie Russell of Colliers represented the landlord, Patriot Investment Group, LLC. Brian Knowles of Sullivan + Hayes represented the tenant.

“Patriot Investment Group is pleased to welcome The Goddard School to 142 Main Street and looks forward to the valuable early childhood education it will bring to Salem families,” said Bill Gaffney, Owner of Patriot Investment Group. “We appreciate Colliers’ assistance in bringing this lease together.”
